Spring Compliance Team Report

As usual, the majority of HOA covenant compliance issues involve weeds in homeowners’ yards. Isn’t it amazing how fast weeds reappear as soon as warm weather returns? Warm weather has returned, so please check your yard, including the space between the sidewalk and street for weeds. Thank you to most homeowners who do a great job controlling weeds. Not only does “going weedless” improve the appearance of our community, it also helps maintain property values.

There are several alternatives to controlling weeds.

  • Weed burning with a propane torch is fast, but may be fairly short-lived because burning does not prevent new weeds and then the burner will be needed again.
  • Weed killer chemicals can be used, but be careful handling them.
  • Lawn care companies offer weed prevention services at a reasonable price. The service I use sprays once in the spring and it lasts the whole year.
  • Finally, there is pulling weeds by hand using a variety of hand tools. When using this method, make sure to pull the root as well as the weed so the weed does not regrow.

Although weeds comprise the majority of covenant violations, the Compliance Team also monitors compliance with other HOA covenants. Issues include vehicles parked in yards, RVs parked at a house for extended periods of time, and stored vehicles – ones that have not left the HOA at least once every thirty (30) days. Wintergreen Apartments Construction Golf Course and Westside

Seven Bar North neighborhoods are being affected by the blowing dirt and dust from the Wintergreen Apartments construction site.
Area contractors and businesses must comply with Albuquerque-Bernalillo County’s fugitive dust regulation.

High Wind and Fugitive Dust Reminder
We are in New Mexico’s “windy season,” and excessive particulate pollution caused by blowing dust is a health hazard. Excessive dust can also limit roadway visibility and impact neighboring properties.
This notification serves two purposes: To remind permit holders of actions they must take to control their dust; and to inform the general public of ways minimize their personal impact. Together we can keep our community clean and safe.

Water Utility Authority Announces Time of Day Watering Restrictions Now in Effect

Water Utility Authority customers are reminded that spray irrigation is not allowed between 11 a.m. and 7 p.m. from April 1-Oct. 31 every year. Violators are subject to warnings and fines. Reduce water loss to wind and evaporation by using spray irrigation only in the evening or early morning hours.

This restriction shall not apply to drip irrigation and low precipitation bubblers, hand watering, or watering of containerized plants and plant stock. To report water waste call 842-WATR (9287). To learn more, visit: www.abcwua.org.

City Hosting Public Meeting on West Mesa Trail Master Plan

The City of Albuquerque is hosting a public meeting on the West Mesa Trail Master Plan on Tuesday, April 19 at 5:30 p.m. at the Open Space Visitors Center, 6500 Coors NW.
