Why Not Volunteer Some of Your Time? Terry Unruh, HOA Board President
Seven Bar North residents get a lot in return for their HOA annual dues. You might even say we get more than we give. That’s partly because our dues, even though they must increase as expenses increase, remain relatively small compared to what many other HOAs in the Albuquerque area charge. And that’s partly because we have a large community of some 648 homes. In terms of dues, strength in numbers matters.
In terms of volunteering our time to do the HOA’s work, strength in numbers also matters. Yet this is another way that 7 Bar North residents as a whole tend to get more than they give. What do we get? Among other things, a residential area that is attractive to home buyers. An area that is well maintained with the help of management and landscaping companies. Where our streets have irrigation drip lines to keep our flora blooming and beautiful. An area where houses and lots are well maintained, and where residents have miles of walking paths to enjoy. An area where property values matter. An HOA where communication of community news is valued and shared through a website and through newsletters.
Volunteers are crucial to accomplishing these things. I am very grateful for the volunteers we have serving on the Board, serving on our committees, and helping with this newsletter. But, given the size of our community, we should have more volunteers at any given time than we do. Right now we have need for another Board member to get us back up to 5 members. We also need someone to help keep our website updated and help us with future newsletters. Our committees will also benefit from additional members.
Whatever your interests in the work of the HOA, there is a way you can help by giving some of your time. Please review the opportunities available on the Volunteer page of our website. We hope to be able to welcome you as an active participant on one of our committees.

Landscape and Maintenance Committee

Dubra Karnes-Padilla, Landscape and Maintenance Committee Chair
The Landscape and Maintenance Committee is comprised of Seven Bar North HOA volunteers. Thank you to the following volunteers: Craig Barta, Grace Faustino, Marlene Marquez, and Laura Trumbull for all they do to keep our HOA attractive.
Replacement of the irrigation lines along the west side of Seven Bar began at the beginning of March and the project was completed in late April. The lines are warranted for three years.
Replacement of the irrigation lines along the east side of Seven Bar was completed in March 2025 and the warranty is up in March 2028. Irrigation lines along both sides of Sierrita were replaced in January 2024 and the warrant for that job is up in 2027. Should you note a leak, please immediately report it to Corder and Company at 505-896-7700.
Currently the irrigation system, except for west Seven Bar, is turned on Monday, Wednesday, Friday, and Saturday from 8:00 pm to 1:00 am for 20 minutes in each zone.
HOA trees along roads and trails were trimmed back as usual in the spring to ensure that they meet city code for height clearance.
The east and west flower beds just north of Black Arroyo on Seven Bar North were cleaned in early spring and are now in full summer bloom. The irrigation crew made irrigation improvements for the west flowerbed. It helped the plants thrive.
Future projects will be removing dying trees, adding boulders to trail entrances to discourage ATVs from using the walking trails, addressing trail erosion, and revitalization of neighborhood entrances on 7 Bar North.
The Yellowstone crew normally is on site Monday afternoons. They do a litter cleanup along Seven Bar and Sierrita and the entrances to the communities. Landscape maintenance, trimming bushes and shrubs, is also done along a section of the HOA property. The maintenance is on a 4-week rotation during the non-growing season and a 3-week schedule during the growing season. The work schedule is as noted below:
There are more than 50% dead and dying trees in the HOA. They are a safety/liability issue for the homeowners as well as an eyesore for the community. There are also quite a few trees that are stressed - wilting leaves, etc. We advise homeowners to "deep water" their trees to help them survive the heat and drought.

The Conway Wood Northwest Multigenerational Center, located north of Cibola High School at the intersection of Cuba Road and Cibola Loop, is in the planning stages for opening in late summer close to Labor Day. We have learned from the City of Albuquerque Director of the Department of Senior Affairs, Ana Sanchez, that this newest center will house a fitness room with various workout equipment, offer a multipurpose arts and crafts room, and have a versatile, large social hall which will be able to host various activities for all ages. The center also offers spectacular views of the city. The center is walkable and bikeable from the Seven Bar North HOA and will be an asset to our neighborhood, making it an even more desirable place to live, work, and play.
As it opens, the center will work with the community on how programming needs will continue to evolve to best serve the public. The date for the opening has not yet been determined, but we will keep you informed.
Thank you to the many people involved for over ten years in bringing this center to fruition - former Mayor Richard Berry, current Mayor Tim Keller, Councilor Dan Lewis, former Councilor Cynthia Borrego, (now our District 17 State Representative), Department of Senior Affairs former Director Jorja Armijo-Brasher, and Current Director, Ana Sanchez.

Association Updates Jack Corder, Managing Member/Qualifying Broker

Well, we are wrapping up the summer. I hope the weather cools down and we can all have some relief from the heat. The weatherman says that we could have more snow this year and if you look at Elephant Butte, we can use all the snow we can get to bring all of the lakes in the state back up to a reasonable level.
I wanted to let all of you know that our software is going through a major upgrade, and you will notice the upgrades starting in September. We will be asking you how you want us to communicate with you. You will have a few choices: Regular mail, E-Mail, Text messages. Keep in mind, this only applies to communications from our office. Your email address is necessary so that you may receive HOA newsletters and other communications from the Board of Directors.
We will also be asking you to make sure that we have all your correct information as far as mailing address, phone numbers, and owners’ names correct. Our goal is to personalize our communication with you. You are the member of the association and even though your home is in the association, IT is not the association member, YOU are.
We are growing and you may see some changes in our staff responsibilities, and a new directory when you call into our office. We are moving forward to improve our service and capabilities to serve your association even better in the near future. If you have any questions, stop by and have a cup of coffee or a chilled bottle of water and let’s talk.

Compliance Michael McGuffin, Association Manager
Weed violations are down in comparison to other years. Thank you for your efforts to keep our neighborhood looking great.
Violations for unapproved alterations are a bigger problem this year. Please remember that any modifications to the outside of the home that is viewable from the street or neighboring units needs to be approved by the Architectural Control Committee (ACC).
Doing work before approval places the homeowner in a precarious position as the work might not be approved by the committee. This could cause the homeowner to have to redo the job in compliance with the subdivision restrictions. We do not want homeowners to have to needlessly waste what could be thousands of dollars. Not getting approval first and asking for forgiveness later is not feasible in Seven Bar North. Please familiarize yourself with the CCR’s when planning your project.
We are aware of the wall damage on Sierrita. The accident occurred on Sunday, July 26th, around 11:00 am. This was from an apparent road rage incident, where one driver forced another driver off the road. We have had the fallen tree removed and are awaiting an estimate from the Associations’ company that maintains our walls. When we receive the estimate, we will work with the Associations Insurance to get this fixed.

Albuquerque has a total of 2,647 Active homes on the market; we still have a low inventory level. Mortgage rates have been consistent this year, with no changes in sight! Seven Bar North is still proving to be a highly desired neighborhood, and most homes are selling within a month of being listed.

Message from Our State Representative, Cynthia Borrego
Happy Summer! It is my great honor to serve the residents and businesses in District 17. I continue to work on projects and policy that delivers in a meaningful way, and investments that directly benefit the Seven Bar Loop community and House District 17!
During the 2026 legislative session, I secured $50,000 for Cibola High School interior and grounds improvements, $50,000 for Petroglyph Elementary School public address and communication system improvements, and $50,000 for Seven Bar Elementary School public address and communication system improvements. These projects will enhance school safety, modernize campus infrastructure, and improve learning environments for students, teachers, and families.
During the 2026 Session I also secured $180,000 for the Best Buddies school-based program at Cibola High School, supporting one-to-one friendships between students with and without intellectual and developmental disabilities. The program is important because it promotes inclusion, leadership, acceptance, and opportunities for all students to build lasting relationships in a welcoming school environment. I firmly believe that education is key to our children’s success in life and will continue to support our District schools!
In addition to these school investments, I continue to be a strong advocate for the Conway Wood Multigenerational Center, securing $900,000 in 2023, $1 million in 2024, $500,000 in 2025, and an additional $200,000 in 2026—bringing the total State investment to $2.6 million. This continued funding supports the development of a community gathering place where residents of all ages can participate in recreational, educational, wellness, and social programs, creating lasting benefits for families throughout the Seven Bar Loop area and House District 17. My understanding is that a fall opening is in the works, which we will all enthusiastically welcome, as this will be our first Multi-Generational Center on the NW side of town!
I am honored to continue working on behalf of my community, and always welcome your suggestions, ideas or concerns. You can always contact me at (505) 239-1557, Cynthia.Borrego@nmlegis.gov or you can reach out to my Legislative Aide Gabriella Griego, Legislative Council Service, (505)-946-5617, gabriella.griego@nmlegis.gov.
