HOA Relies on Volunteers

The Seven Bar North community has greatly benefitted from members who have volunteered their time for the HOA. We have a helpful management company, Corder & Company, to handle many HOA responsibilities, but the HOA couldn’t function without volunteers.

Our members have opportunities to serve in many ways, including making decisions on the budget, enforcing HOA covenants, and maintaining the attractive architectural and landscaping character of our community. The Board encourages each of you to consider volunteering some time to help with these efforts. Which brings me to mention two volunteers at this time, Nena Perkin and Janet Banks.

After many years as an HOA volunteer, Nena is taking a much-deserved break. In 2018, Nena became a member of the HOA’s Communications Team and started our quarterly newsletter. After becoming Chair of the Communications Team, Nena developed our HOA website in 2020 and has continued to maintain it to this day. The website is a valuable resource for community and HOA news, and for HOA governing documents. Nena became a Board member in 2022, first serving as Secretary, and then as Vice President from 2023 to the present. Nena, and her visionary abilities, will be missed.

The Board is very pleased to introduce Janet Banks, who is stepping into the position of Vice President of the HOA Board of Directors. Janet will be a familiar face to many as she has been a member of the 7 Bar community for the past 24 years. She is a wonderful example of how someone in the community can use their many years of experience in the work force to volunteer and benefit our HOA in retirement. We extend a warm welcome to Janet in her role as an HOA volunteer.
She is now channeling her energy and expertise into serving our community. When she's not busy with HOA matters, Janet enjoys walking the neighborhood, riding her bike, cooking up delicious meals for family and friends, and tackling challenging puzzles, among other hobbies.

Janet is enthusiastic about helping the HOA maintain and improve our community for everyone. Please join us in extending a warm welcome to Janet in her new role!

Message from Our State Representative, Cynthia Borrego

Dear District 17 Constituents,

It is difficult to watch so many catastrophic events happening around our nation, and state. Locally our communities need help if you are able, please give to the American Red Cross, or to The Community Foundation of Lincoln County, PO Box 2750, Ruidoso, NM 88355. Please help if you can.

Closer to our District, there are many local nonprofits working around Albuquerque and Bernalillo County on various issues, such as with our children, youth, housing, seniors, etc. My Office is happy to provide you with a more detailed list of non-profits you can donate funding to, or much-needed items.

Speaking of our District 17 office, we are happy to inform you that I have opened a local office at the Don Newton Taylor Ranch Community Center on Monday and Wednesday mornings. My Assistant Gabriella Griego is there on those days, between the hours of 8-10:30 am, as oftentimes I have conflicting meetings. However, if you care to meet with me on any issue, we are always available to schedule a date and time to meet with you in person, or on a Zoom call. I am grateful to the City of Albuquerque for providing this free meeting space for District 17.

If you haven’t noticed by now the first phase of our Cibola Loop Multigenerational Center is being built. It is so exciting as I began the development of this project as your former City Councilor, and my office as your Legislator has provided millions of dollars to build this first phase. A Ribbon Cutting will be forthcoming in late fall, and I hope to see you all in attendance. This is great news for seniors and youth, as many much-needed social services will become available at this location, and we will no longer need to drive to the North Domingo Baca Multigenerational Center or the West Mesa Community Center. We will finally have our very own Multigenerational Center! (See photos below) Phase Two should include a library and Olympic sized swimming pool when built.

Association Updates

CHANGES
We started talking about Westside Boulevard getting built in 2018, it was finished in the last quarter of 2022. Then in late 2024 we had a meeting to talk about landscaping for the medians. The City of Albuquerque presented their design plans to the association October 2024. The homeowners present at the Annual Meeting in November voted for the option they liked best. Now the landscaping and irrigation are being put in place as you read this newsletter. Changes and improvements are happening all around you. Seven Bar North is a very desirable place to call home. Home values have gone up quite a bit and sales of homes are strong.

DUES and COLLECTIONS
Currently there are 26 homeowners that owe in excess of $42,000 to your association because they have not paid their dues in several years. These homeowners have been turned over to a collection service to collect the past due amounts. Since January 1, 2024, the collection service has collected almost $17,000 in balances owed to the Association.

PLEASE remember that if your balance owed to the association exceeds $500, you will be sent to the collection service, and you will have to pay ALL the collections costs (potentially $400 to $600 dollars or more). The collections service will also place a lien on your home so it is important that you make your dues payments when you get your annual statement. The total amount of dues that are outstanding currently is approximately $66,473. Any questions about your balance owing can be addressed to Associations@corderandcompany.com, or you can call our office at 505-896-7700 and ask for the accounting office (Ext 5).

Compliance

We are happy to note that compliance with the CC&Rs (Covenants, Conditions, and Restrictions) for SBNHOA has improved this summer. We attribute this to early compliance sweeps of the Association and the diligence of the homeowners. Numbers are down from last year! We would like to thank homeowners who did Pre-emergent spraying for weeds, it was greatly noted in the association. The early season “Friendly Notices” were mainly about excess blown debris, leaves, as well as pine needles and cones. These notices were prompted by the excessively high winds that we had earlier in the year.

We hope that everyone had a festive, safe and happy Independence Day weekend. We would like to remind our homeowners that as per the CC&Rs for the Association Section 3.02 b. (paraphrasing) “No illegal activity, no light, no sound and no smell shall be carried on or emitted from any lot....” so please do not set off illegal fireworks in our neighborhoods.

Prohibited Uses of Subdivision
No illegal, noxious or offensive activity shall be carried on within the subdivision. No light shall be emitted from any Lot which is unreasonably bright to cause unreasonable glare to any residences. No sound shall be emitted on or from any Lot which is unreasonably loud or annoying. No odor shall be emitted from any Lot which is noxious or offensive to others. Nothing shall be done or placed which may be or become a nuisance, or cause unreasonable embarrassment, disturbance, or annoyance to Owner in the enjoyment of their dwellings.

Compliance for City code violations may also be enforced by the City of Albuquerque. Call 311 for more immediate resolution.
Albuquerque and the surrounding area currently has 2,595 homes on the market, which is higher than what we’ve seen in recent years. The higher interest rates and high prices are causing homes to be on the market longer. We’re even seeing Sellers offering Incentives to get some properties sold. Mortgage rates have slightly lowered, but not enough to have a flood of buyers entering the market. Seven Bar North is still proving to be a highly desired neighborhood, and most homes are selling within a few weeks of being listed.

This is my last newsletter. We are still looking for volunteers for the Communications Team to manage the website and take over the Newsletter and other HOA Board electronic communications. Please consider stepping up to keep information flowing to our homeowners and maintaining continuity of HOA communications.

It has been my pleasure serving our community for the past seven years. We live in a great neighborhood, made possible by our volunteers committing their time for our benefit. Staying engaged has been rewarding, and I greatly admire the diligence and dedication of the HOA Board members and volunteers past and present. Please help out to keep this going.
